Outdoor Space 🌲
The lower deck offers dining for 6+, a 6-burner propane grill, and a climate-controlled half bath affectionately called the “Poop Deck” 🚽.
A spiral staircase leads to the upper deck, where you’ll catch breathtaking views of Lake Livingston — perfect for morning sunrises and golden-hour sunsets 🌞🌅.
The private dock and boathouse feature lounge seating, electric lifts for boats and jet skis 🚤, a rope swing, and easy swim access. Life jackets are available upon request.
Guest Access 🔑
Guests have full access to the home except the master closet and garage. Two bedrooms include dressers; others have luggage racks for easy storage.

Nature Notice 🌿
Our properties are located in beautiful natural settings, which means you may encounter insects, wildlife, or other elements of nature. These are a normal part of the outdoor experience and not grounds for refunds.
Payment & Cancellation 💳
- 50% non-refundable deposit required to secure your booking.
- Remaining balance charged 14 days before check-in.
- Cancel within 24 hours: 90% refund (10% retained for processing).
- Cancel up to 30 days before check-in: 90% refund (10% retained).
- Cancel less than 30 days before check-in: no refund.
- Weather-related cancellations are non-refundable unless a county emergency order is issued.
